The Community Wall

Well, it's been a long time coming, but we finally have enough in the budget to safely repair and repaint the wall. Work is scheduled for late September or early October. We'll update this as more information becomes available.
The wall is a total of 9,596 feet long (1.8 miles) and all but 200 feet of that is 6 feet tall. This results in 56,976 square feet of painting area on just the side facing the road/public. These measurements provided by Swerdloff & Perry Surveying, Inc.
Please be proactive and trim all trees/bushes on your side of the wall prior to this repair/painting so that it does not impede the repair/painting process. If our landscaping people have to remove trees/bushes for you, you will be sent a bill for their services.
We will not be painting the homeowners side of the wall.
I've taken some photos, and will continue to take more as work progresses. For now, here's some image folders (below) that you can review. Click on the images to get enlarged versions.
The first folder contains severely damaged areas, which can be found throughout the community. These are just some examples... there are many more. Much of the damage was caused by the heavy rains we've experienced this year as opposed to years past. Other damage was caused by trees damaging the footer of the wall causing severe cracking, and in some cases it appears that trees (or large limbs) fell onto the wall causing huge chunks to be torn away. And still more damage was done by inferior paint used in the past painting, which is a big reason we decided to go with a more durable paint this time.
The second folder contains some of the wall preparation and cleaning photos. This work has started on the south entrance close to the middle school track field. You can see that the pressure washing has begun, which is removing much of the older paint and revealing large sections of bare concrete. Concrete work will need to be done in the most damaged areas before they can be painted.
The third folder contains a sampling of what you can expect to see with the finished product. At the main pond you can visit a section of the wall that is already finished.
UPDATE: The wall is officially finished!
A walk-through inspection was performed on October 27th and issues were found and subsequently repaired. Another walk-through inspection was performed on November 3rd and approved.

UPDATE: The contractor will be starting the wall washing etc. and prep work probably next week. Final colors are being decided this week. The concrete contractor walked the wall yesterday and will be submitting a bid to repair only the worst areas, though a lot of work needs to be done with the cracks and major damage from trees.

Work should be starting soon. This weekend I'm going to take some "before" pictures and then, of course, take some "after" shots so we can all see the improvements.

Just a reminder... it appears there are still several houses that have not cleared bushes/trees from their side of the wall from coming over to the public side of the wall. We will be removing the offending foliage and charging offenders... so once again, please be proactive and encourage your neighbors to do the same.

I'm am very excited to see the walls finally getting the repairs and paint job it needs.The clean refresh look is an inviting site.My only hope is all whom live in this subdivision will appreciate the wall as much as I do and realize that it's up to us the homeowners to keep up and recruit others to continue to keep Lakewood at The Crossings looking its best.Many Thanks to the HOA and Behr reps for Hard Work:)

Spray painting of the wall will be happening soon. For your benefit, please ensure that nothing you want "over sprayed" is within five feet of the wall on your side.

Please be sure to remind our friendly neighbors... there are still many homes that have not cleared bushes/trees/vines from their side of the wall from coming over to the public side of the wall. There may be a charge to the homeowner if they do not remove them on their own. The HOA Management will be removing the offending foliage and charging the home owner for the cost... it's a bummer to receive an invoice for something that is easy to remove. Please help out our neighbors and encourage them to trim up. Time is running out!

Final inspection of the wall is this Sunday. Unless we find something wrong, the job is complete!

Well... we found several imperfections that need to be addressed... so we'll do another walk through after those are taken care of and hopefully that will be it.
